Terms and conditions
Arrivals to be after 16:00 and departure by 10.00 on the last morning. It will be assumed that the holidaymakers have cancelled if they have not arrived at the property by midday on the morning following the start date.
Smoking is not allowed in the cottage or grounds.
Whilst staying at the cottage holidaymakers are requested to keep it clean and in good condition. They are also requested to ensure neighbours are respected and not disturbed.
Only the people and pets agreed in writing with the owner are allowed to stay at the cottage. Under no circumstances are pets to be left alone in the cottage.
The cottage cannot be sublet or used for any purpose other than as a holiday let.
The owner or employee should be allowed access to the property at any reasonable time. If an emergency arises and the owner/employee is unable to contact the holiday maker, the owner/employee has the right to enter the property without the holidaymakers permission.
The particulars shown on the website are for guidance only. All descriptions are provided in good faith and believed to be correct but cannot be guaranteed as statement of fact. No liability can be accepted by the owner for any expenses or costs incurred for any loss of business.
The owner has the right to refuse any booking.
Whilst every effort will be made to honour the contract between owner and holidaymaker, if for any reason beyond the owners control the property isn’t available on the date booked, or the property has become unsuitable for letting, any payment already paid by the holidaymaker will be refunded in full. The holidaymaker would then have no further claim against the owner.
In the event of any unforeseeable event beyond the owner/holidaymakers control, including war, terrorism, civil unrest, natural or nuclear disaster, fire, flood or epidemic or similar, neither the owner or holidaymaker would be expected to honour a booking.
The owner is not responsible for the safety of the holidaymakers or loss or damage to their property whilst on the owners property or land.The holidaymaker must take all reasonable steps to safeguard their personal property. No liability is accepted by the owner in respect of damage to or loss of personal property.
The owner shall have no liability for death or injury to the holiday maker.
Losses/damages incurred by the holidaymakers must be paid for and will be taken from the deposit.
If, on arrival, the holidaymakers find any discrepancies with the description of the cottage they should notify the owner as quickly as possible, certainly within 24 hours.
Any complaints must be made to the owner immediately. No compensation will be made for any complaint after the holiday period.
If any of the rules outlined above are breached by the holidaymaker, the holiday will be regarded as cancelled, with no refund due.
The holidaymakers statutory rights are not affected by any of these booking conditions.
